Start with the purpose

Match the loan process to what you are trying to do

A useful comparison begins with the property, deposit or available equity, income, existing debts, planned ownership, timing and the features you expect to use. Morgans Mortgages can gather that information, identify available options on its lender panel and explain the costs and trade-offs before an application is lodged.

The lender still decides eligibility, valuation, approval, pricing and timing. A broker can prepare and manage the application, but cannot guarantee a particular rate or approval.

Who the service supports

Home-loan help for different stages

01

First-home buyers

Work through deposit, purchase costs, borrowing estimates, current government support pathways and the difference between pre-approval and unconditional approval.

02

Moving or upgrading

Review the current loan, sale and purchase timing, available equity and the practical implications of changing properties before choosing a structure.

03

Refinancing

Compare the existing loan with available alternatives across total cost, rates, fees, features, break costs and the purpose of the refinance.

04

Property investors

Consider serviceability, cash-flow preferences, ownership plans and separation of loan purposes, with tax and legal questions referred to qualified advisers.

05

Construction and off-the-plan

Prepare for lender valuation, progress-payment or settlement requirements and the extra documents that can apply to a build or off-the-plan purchase.

06

Self-employed applicants

Identify lenders and document pathways that may suit the available business and income evidence. Required records and assessment methods vary by lender.

Loan comparison

Compare more than the headline rate

A lower advertised rate does not by itself show the total cost or whether the loan fits the intended use. The comparison should reflect the features you will actually use and any conditions that apply.

Use current government sources before relying on a scheme

Grants, guarantees, duty concessions, price thresholds and occupancy rules can change. Eligibility is not established by a website summary or a borrowing estimate. Check the current rules and obtain legal or tax advice where required.

Planning questions

Home-loan questions to ask early

Answers are general. An application-specific answer depends on the lender, property and complete financial position.

How much deposit do I need?

There is no single deposit requirement for every borrower or property. The required funds can depend on the lender, loan-to-value ratio, property, purchase costs, eligibility for any concession or guarantee and whether lender's mortgage insurance applies.

Does pre-approval guarantee that I can buy?

No. A pre-approval can contain conditions, use information that must later be verified and expire after a stated period. The property and valuation may also need to satisfy the lender before unconditional approval.

Is a broker able to compare every lender?

A broker compares options available through the lenders and products on their approved panel; that is not necessarily every loan in the market. Ask which lenders were considered and why the shortlist suits the stated needs.

Can self-employed applicants get a home loan?

Yes, subject to lender criteria. A lender may request tax returns, financial statements, business activity statements, account statements or other evidence. The required period and assessment method vary.

Will I pay a broker fee?

Fees and commissions must be explained for the proposed credit assistance. Lenders commonly pay broker commissions, while some scenarios may involve a client fee or other charges. Read the application-specific disclosures before proceeding.

When does refinancing make sense?

Compare the current loan and the proposed alternative across total cost, rates, fees, break or discharge costs, features, remaining term and the reason for refinancing. Extending the term may reduce repayments while increasing total interest.
